Location development Moislinger Allee in Lübeck

Last March, BPD Immobilienentwicklung GmbH acquired an approximately 3.8-hectare site at Moislinger Allee 222-224 in Lübeck-Buntekuh.

The site had already been industrial since the end of the 19th century and was the location of a steam brickworks, which was expanded by a steam grain distillery at the beginning of the 20th century. From 1935, the site was used by the Sellschopp tyre regumming factory, which now bears its name. After the factory closed down in the 1950s, the site was repeatedly sold and in later years used by a factory for special machine construction and a tyre trade. Since 2006, the area has been completely fallow. A lively quarter with about 500 flats is to be built on the site by 2025. To this end, BPD is conducting an urban planning competition together with the city of Lübeck.

M&P Hamburg has been supporting BDP in the planning and implementation of the conversion of the property since 2019.

M&P first evaluated the available data on the remediation of contaminated sites that had already been carried out. By means of a further investigation of contaminated sites, the remaining residual contamination in the soil was narrowed down and possible disposal costs for contaminated soils were estimated. Furthermore, a subsoil investigation was carried out. For the planning of the future stormwater drainage on the property, M&P prepared a drainage concept in coordination with BPD and the responsible authorities.

M&P is also coordinating further expert opinions on nature conservation and species protection (environmental report, biotope type mapping, species protection assessment, tree condition assessment) and immission control (noise assessment). After completion of the urban development competition and concretisation of the residential area planning, additional consulting services are planned for the complete redevelopment of the site.
