Kaiserquartier Dortmund - land recycling in the middle of the Ruhr region
Kaiserquartier Dortmund. Since 2017, the M&P Hagen branch has been involved in the inner-city land recycling measure. The old site is a former railway site that was built over by roundhouses, workshops, petrol stations and other railway-specific structures.
Before M&P's involvement in the project, most of the above-ground demolition had already been completed, so that our team found a wasteland during the initial inspection, with the exception of a tyre dealer and a discount supermarket. After a historical research, the deconstruction planning as well as the soil remediation in the area of the planned new building took place.
The soil tests revealed that the entire area was contaminated with heavy metals and PAHs. Due to the planned underground car park, it was therefore decided to carry out a complete excavation of the contaminated material in order to implement the goal of "healthy living and working" in the best possible way.
First, the existing buildings were demolished. Afterwards, approx. 32,000 m³ of soil material was excavated and disposed of on the site. In the course of the deconstruction and processing, the M&P team was responsible, among other things, for the fulfilment of the inner-city boundary conditions, such as support and sheet piling of the adjacent traffic areas, half-way road closures and coordination of heavy load transports.
Following the soil remediation, the site was cleared by the explosive ordnance disposal service, as is usual for such measures; no unexploded ordnance was found.
Currently, the M&P team is supervising the workspace backfilling that is part of the building construction so that all requirements of the declaration of commitment to the remediation plan can subsequently be fulfilled.
