WHAT-WE-DO: Mull & Partner Ingenieurgesellschaft mbH has been successfully advising land developers for several years on the acquisition of state subsidies for the revitalisation of former industrially used land and properties. Land revitalisation now plays a key role in counteracting land consumption and promoting sustainable urban development.
On behalf of Aurelis Real Estate Service GmbH, M&P processed the funding application for the area revitalisation of the property Badenstedter Str. 52 in Hanover and submitted it to the N-Bank on 30 March 2021.
On 09.09.2021, the State Secretary in the Ministry of the Environment, Mr. Doods, ceremoniously handed over the positive funding decision to Mr. Iven as a member of the board of Aurelis. Mr. Voigtländer (Aurelis) and Mr. Hartmann (Managing Director M&P Hannover) presented the project and the funded measures. Mr. Doods emphasised the positive aspects of revitalising unused brownfield sites. Mr. Hartmann emphasised the great importance of promoting land recycling projects in order to effectively reduce land consumption in Germany. Mr. Iven expressed his pleasure and emphasised that the realisation of the project would have been questionable without the funding.
An iron foundry was operated on the site of Badenstedter Strasse 52 for many decades between 1872 and 1968 by Lindener Eisen- & Stahlwerke AG, later by Phoenix-Reinrohr AG. Aurelis Real Estate Service GmbH is planning to build the "Altes Stahlwerk" business park on the Badenstedter Str. 52 site while retaining the commercial use. The planned modular structure will allow a high degree of flexibility with regard to tenant and space requirements. It is planned to retain the existing green space in the western part of the site as part of the development of the site, thus preserving open spaces and green infrastructure. For the planned development, it is necessary to demolish the old brick hall and remove and properly dispose of the contaminated soil in the course of the necessary earthworks.
The Unternehmerpark will create approx. 24,000 m² of commercial space and thus several new jobs.
The subsidised subsequent use of the site has made it possible to dispense with the otherwise already discussed necessary land take for commercial development in Hannover.
