Deconstruction of the Hermes paper mill in Düsseldorf harbour

WHAT-WE-DO: Deconstruction of the legendary paper mill in Düsseldorf-Hafen

Rialto Capital AG in Düsseldorf is developing the new C-View Offices quarter in Düsseldorf harbour, where approx. 27,000 square metres of office and commercial space are being created for a large Japanese chemical company. Originally, a paper factory built around 1911 stood there, which had been remodelled and expanded in the course of its history of use. Among other things, the cartons for the world's first brand-name detergent, "Persil", were produced here. In 2008, production at the site was discontinued. Since then, the property has been very popular as a forbidden excursion destination "lost places". There were subsequently serious accidents, vandalism and massive arson, which is why it was decided to deconstruct the entire complex as soon as possible. With the help of the expertise of Mull & Partner Ingenieurgesellschaft mbH (M&P), the planning for the demolition of the building substance and for the attainment of redevelopment target values was rapidly advanced. Targeted historical research was carried out for the documentation and delimitation of damaged areas. In particular, the contamination of building areas and floors with perfluorinated surfactants (PFT) due to the use of extinguishing foam by the fire brigades to fight fires in the buildings posed a challenge for M&P's experts.

Further fields of activity for M&P Cologne included the expert planning and monitoring of the expansion of a groundwater extraction well for the former paper production by a certified company as well as the handling of water rights for the installation of recycling building materials in the sensitive groundwater fluctuation area of the Düsseldorf harbour, which is strictly monitored by the Düsseldorf Environmental Agency. Due to the subsoil lying in the groundwater fluctuation area, a pile foundation of the planned new office building down to the load-bearing soil was necessary. At this point, M&P also supported Rialto Capital AG with its expertise from planning to execution.

The fields of activity of M&P in the context of site development and preparation for construction mainly comprised the intensive research of the utilisation history, the evaluation of the contaminated sites and the building ground with regard to stability. Furthermore, the investigations of building pollutants and the building fabric as well as the expert support of the mentioned trades rounded off the versatile field of activity of M&P.
